Is this legal advice?
No. I'm not a lawyer or a licensed appraiser. The report flags what to check and what to ask; for anything legal, confirm with a licensed Thai lawyer. I give you the questions to ask them.
Can foreigners buy property in Thailand?
Rules differ by property type. Condo units can generally be owned freehold within the building's foreign quota; land and houses are treated very differently. The report flags what applies to your case and what to verify with a lawyer, using the rules in force on the report date.
Do you take commission or sell property?
No. If I ever receive a referral fee from anyone, it is disclosed in your report.
I may receive referral fees in some cases. Any fee is disclosed in your report.
What do you need from me?
The listing link or brochure, the price, the location, your goal (live in it, rent it out, or resell), and your biggest concerns. If you have a draft contract, you can upload it.
What happens to my documents?
Used only to prepare your report and stored privately, then deleted days after your report is delivered.
What if the report says "don't buy"?
Then that's the answer I'd rather you hear now than after transfer. A report that always says yes would be worthless.
How accurate are the numbers?
Each number carries a confidence rating. Prices in Thailand are mostly asking prices rather than recorded sales, and rental income depends on assumptions I show you, so you can change them.
Which areas do you cover?
. If yours isn't listed, email first.
When does the hours start?
When your intake form arrives, not at payment. If something's missing I'll ask within one business day, and the clock pauses until you reply.
How do refunds work?
Full refund if I miss the deadline or the report doesn't cover your package's scope. Details on the refund page.
